01 Can I buy a home in Houston from a different country?
Yes, you can. You'd be considered a foreign national, so you're required to pay about 35% for down payment and closing costs. The down payment is not negotiable.
02 I live in Canada — would I still be considered a foreign national?
Yes, you would. Any country outside the U.S., no matter how close, is considered foreign.
03 When do I need to have the complete amount?
You need to have — and be able to show and prove — that you have the entire down payment before starting the process.
04 What do I need to qualify as a foreign national?
You'll need: an international passport, a foreign address, and bank statements showing you have the funds required for the transaction.
05 What's the breakdown of the 35%?
The 35% is a percentage of the property price. For example, on a $350K property, 35% = $122,500. On a $300K property, it's $105,000. This 35% covers your down payment + closing costs + inspection + appraisal — everything you're required to pay.
06 Where would the remaining 65% come from?
You'd be getting a loan for the balance. Dami's loan officer partners will walk you through the process and handle the financing side.
07 Are there any other fees or people I need to pay?
No — the 35% is inclusive of everything you'd be required to pay. Keep in mind the 35% is an average, so your actual amount may be slightly more or less, but you'll know the exact number before signing any contract.
08 How does Dami get paid? Do I have to pay her?
9 out of 10 times, the seller pays Dami's fee. Occasionally, if a seller won't cover it, you'd pay only if you're 100% set on that specific property — OR Dami can find you another property where the seller pays. His fee is 3% of the sales price, which would be added to the 35% amount if applicable.
09 Can I just buy the property with full cash?
Yes, absolutely. Just provide proof of funds (bank statements, etc.) and we can start the process immediately. No loan would be required.
10 Can I get US residency or citizenship when I buy a property?
No — buying a property does not grant citizenship or residency. There could be extenuating circumstances in which it's possible, but you'd need to consult with an immigration attorney about that.
11 Do I need to be in the US to start or close on the property?
No, you don't. You can close from wherever you are, as long as your country has a US Embassy. You'll just need to schedule a notary appointment at the Embassy about 2 weeks prior to closing.
12 How will I see homes if I'm not in the US?
Dami will send you a curated list of options based on your requirements. You'll select the ones you want to see, and he'll personally visit each property and record full video tours — complete with his honest feedback and thoughts on each one.
13 Will you help find a tenant?
Yes. Dami can help list the property and thoroughly vet applicants by running credit and background checks to make sure they're qualified tenants.
14 Will you help manage the property?
Dami doesn't do property management directly, but he can connect you with a trusted property management company that will handle everything on your behalf.
15 What's the first step if I'm ready to proceed?
The first step is getting a pre-approval, which shows your purchasing power. Let Dami know you're ready and he'll send you the loan application link. Once pre-approval is in hand, you can start touring homes right away.

The average down payment is anywhere from 15–25%, depending on the property type, loan type, and your credit worthiness.
02 What types of investment options are available?
You can choose from single-family homes, multi-unit properties (duplex, triplex, quadplex, 1–10 units), condos, townhomes, commercial properties, and more.
03 Can I buy multiple units without them being together like a duplex?
Yes. You can buy anywhere from 3 to 20 separate properties across Houston under a single transaction — meaning just 1 loan and 1 payment covering all units.
04 What financing programs are available?
Options include Conventional Loans, Bank Statement Loans, DSCR Loans, and many other loan products tailored to fit your investment needs and financial profile.
05 Can I buy an investment property in Houston if I live in a different state?
Yes, absolutely. You can invest from another state, or even from outside the US — a visa is not required either.
06 Am I guaranteed to cash flow when I buy an investment property?
Nothing is guaranteed in any investment. However, Dami will give you as much data as possible to make a well-informed decision, and help target areas with a high probability of cash flow. The goal is always to set you up for success.
07 What credit score is required?
Lenders typically look for a 620, though a 600 may work in some cases depending on the loan type and other qualifying factors.
08 Do you help manage properties?
Dami doesn't personally manage properties, but he has trusted property manager partners he can connect you with — so your investment runs completely hands-free, whether it's a short-term rental (Airbnb) or a long-term rental.
09 If I buy for long-term rentals, can you help me find a tenant?
Yes. Dami can list and market the property on the MLS and thoroughly vet applicants via background and credit checks to help you secure a well-qualified tenant.
10 Are there any potential risks to buying an investment property?
As with any business, risks exist — vacancies, unexpected repairs, market shifts. Proper planning helps mitigate them, and when done right, the benefits far outweigh the risks.
11 Can I buy a property through an LLC?
